Guest FAQs
Everything you need to know before your stay at Toft Estate, from finding us and getting in to hot tubs and house rules.
Check-in 4pm · Check-out 10am · Door codes sent 2–3 days before · Use Google Maps, not the postcode
Arriving & getting in
How do I find Toft Estate?
Please don’t follow the postcode. It takes you to a nearby farmhouse and into Heaton village, which is the wrong direction. Search “Toft Estate” in Google Maps, or use our Google Maps pin. At the top of the track you’ll see a sign for Toft Hall, Chels Barn and Toft Barn. Follow the track to the bottom and you’ve arrived. Full directions are on our How to Arrive page.
Anything to know about the track?
Please drive down the track slowly, as there can be animals about. Please don’t disturb the farmhouse at the top of the lane, or ask to feed their horses or animals.
What time is check-in and check-out?
Check-in is from 4pm and check-out is by 10am. Our housekeeping team works to a tight schedule, so these times are strict unless agreed in advance. Early check-in (2pm) or late check-out (12pm) is £200 and can only be confirmed 2 weeks before arrival. If guests are still in the house after 10am without an agreed late check-out, a double late check-out charge applies.
How do we get in? Are there keys?
There are no keys. Each house has a keypad on the door. We’ll email your door codes 2 to 3 days before you arrive, along with the number for the person on call during your stay. At Chels Barn, the front door faces the field rather than the courtyard. It’s on your right as you come into the courtyard.
Who do we contact during our stay?
Your arrival email includes the on-call team’s numbers, and they’ll be happy to help with anything during your stay. Before you arrive, call us on 01273 271 332 or email info@partyhouses.co.uk.
Where do we park?
Each house has its own colour-coded area in the courtyard. Please park facing the building rather than parallel to it, and keep off the grass by Chels Barn. If the courtyard is full, there’s a large concrete overflow area 50 metres before the courtyard on the left. See our Parking page for the map.
Is there Wi-Fi?
Yes. The network name and password are in your arrival email.
What’s provided & what to bring
What’s provided?
A bath towel and hand towel for each guest, bed linen, dishwasher tablets, washing-up liquid, household cleaning products, logs for the wood burners, a hairdryer and a cafetière. See the kitchen inventories for Toft Hall, Chels Barn and Toft Barn.
What should we bring?
- Personal toiletries and toilet paper
- Matches, kindling or firelighters, and charcoal for the BBQ
- Extra towels (we provide one bath and one hand towel each)
- Kitchen consumables such as foil, plus your food and drink
- Electrical gadgets such as blenders
- Cot linen, as parents usually prefer their own
- An HDMI cable if you want to connect a laptop to the smart TV
- Plastic cups for the hot tub
Is there a BBQ?
Yes. There’s a charcoal BBQ at each house, but please bring your own charcoal. Disposable BBQs aren’t allowed because of the risk of wildfires.
Are there cots and high chairs?
Yes. Toft Hall has 2 high chairs and 2 cots (1 travel cot and 1 standard cot). Chels Barn and Toft Barn each have 1 high chair and 1 travel cot. Please bring the mattresses and linen for the cots.
Can we hire tablecloths?
Yes. Tablecloths can be hired from our laundry company for £20 per booking per house. Just let us know a little in advance.
Where can I see the floor plans?
Our Floor Plans page has the layout of every house, and your welcome guide includes 3D floor plans.
Hot tubs
Which houses have hot tubs?
There’s a 5-person hot tub at Toft Hall and another at Chels Barn.
Will the hot tub be ready when we arrive?
Each hot tub is drained, refilled and reheated between stays. If guests stayed the night before, it can take several hours after your arrival to fully heat up, and the weather plays a big part, so it may be the night of check-in day before it’s ready. It heats to a maximum of 38°C and stays there automatically. The temperature can’t be changed.
What are the hot tub rules?
- Open 9am to 10pm only
- No more than 5 people at a time, or the water overspills
- The water must stay above the jets, or the hot tub will be damaged
- No under-16s
- Absolutely no glass, so please bring plastic cups
- No drinking alcohol while using the hot tub
- Shower first, tie back long hair, and no fake tan
- No bubble bath or other products
- Take care getting in and out, as the steps can be slippery
- Replace the cover and turn off the jets after each use
What happens if glass or bubble bath gets in the hot tub?
The full security deposit will be kept. Glass and soap can ruin the hot tub and make it unsafe, and an engineer has to come out to fix it.
House rules
What isn’t allowed?
- Live bands
- Fireworks, sky lanterns or balloon releases
- Fire pits and disposable BBQs, because of the risk of wildfires in the Peak District
- Smoking indoors
- Candles
- Glitter and confetti
- Sticky tape on the walls
- Charging electric cars from the mains. We don’t have EV charging points.
Can we play music outside?
Not once it gets dark. We’re in the countryside, surrounded by livestock and wildlife, so please keep noise down outside. If you can hear your music outside after dark, please turn it down. We may ask guests to leave if we receive complaints.
Can we bring our dog?
Yes. Dogs are £40 each and must be booked in advance. Dogs aren’t allowed in the bedrooms. See our dog-friendly stays page.
Is there CCTV?
Yes. There’s CCTV looking out onto the main courtyard only.
Security deposit & leaving
When is the security deposit taken?
Very rarely. We hold a £1,500 security deposit so that the houses are looked after and our team comes back to a safe, pleasant place to work. Small breakages like a glass or a bowl are fine, just let us know so we can replace them. We would only take from the deposit for larger damage, excessive mess, late departure without an agreed late check-out, or glass or products in the hot tub.
What do we need to do before we leave?
- Clear the kitchen surfaces and finish the washing-up
- Load the dishwasher and switch it on (we’ll empty it)
- Take the kitchen bins out to the correct outside bins
- Make sure everyone is out by 10am
Other questions
Can you help with accessibility needs?
Yes. If anyone in your group needs extra help, such as visual fire alarms for deaf guests, ramps or shower stools, let us know before you arrive and we’ll do our best. See our accessible stays page.
Should we get travel insurance?
We strongly recommend it, in line with our booking terms and conditions.
Can you help us plan activities?
Yes. Through our partner My Event Concierge you can add private chefs, pamper parties, cocktail masterclasses and hosted murder mystery evenings, all at the house. See Things to Do and our walking guide for ideas nearby.
Where can we find out more about the area?
Leek Tourist Information Centre (01538 483741) has free leaflets about the area. For walking, the map you need is OS Explorer OL24, White Peak.
